What Modified Step 2 Means For Home Buyers

In addition to the measures recently announced by the province of Ontario, modified stage two has a special meaning for home buyers.

Starting tomorrow, Wednesday, January 5th at 12:01am, no 
open houses will be permitted until at least January 26, 2022.

According to the Toronto Regional Real Estate Board (2021), in-person real estate showings are still permitted under the following conditions:

  • An appointment is made with the real estate brokerage;
  • Capacity limits are followed and at least 2 metres of physical separation is available at all times;
  • Screening for symptoms is completed, personal protective equipment (PPE) is work, and common areas are disinfected.
Thus, the conditions required for home buyers to physically visit properties are the same now as before the restrictions were put into place. Appointments made, limited capacity for showings, and careful use of masks and hand sanitizer.

The main difference with the modified Step 2 is that buyers will not have the opportunity to visit open houses until the end of January at the earliest.

Real estate agents will be encouraged to do virtual open houses and conduct virtual showings, of course. However, if you are shopping for a home just know that it is still possible - similar to the way it's operated for the past two years - to view homes in person.
